- Lease Execution
After an applicant has been approved, we will prepare all necessary documents for lease signing via DocuSign. Once the lease is signed by Lessee and Lessor, the tenant will make full payment payable Home 2 San Francisco’s trust account, from which we will deduct our fee. Our fee is 6.75% of the total year’s lease amount. A detailed itemized commission statement will be provided to you for your records along with signed copies of the executed lease distributed to all parties.
- Marketing Your Property
To begin the listing process we will build and advertise a detailed property statement with compelling content to tell your homes unique story. We will arrange for professional photos of your property to be included on our website and advertise your home on multiple rental websites. We always respond promptly to all phone and email inquiries from prospective tenants. Most of our business comes from our web site, Home2SanFrancisco.com and Home2sf.com, and another large part from referrals. Our website is continuously updated and is a proven and vital marketing tool.
- Listing Your Property
H2SF will never over-promise and under-deliver! Depending on pricing, market conditions, location and presentation of your property, we are not certain of how long it will take to successfully find you a new qualified tenant. We require a 60-day leasing period in order to adequately expose your property. Keep in mind, it may be shorter or longer.
